Property is a big financial decision, and scammers know it. These simple checks can save you from fake listings, fake owners and advance-payment fraud.
Never pay before you have seen the property
Do not send advance money, booking amounts or token money for a property you have not visited. Be extra careful with anyone who says they are abroad and asks you to pay first.
Meet the owner in person
Visit the property and meet the person who claims to own it. Ask to see their original CNIC and match the name with the ownership documents.
Verify the documents
- Check the ownership papers and make sure the seller’s name matches them.
- Confirm the details with the relevant land record or registry office.
- For plots and flats in housing schemes, check that the scheme and the plot are approved and have the required documents.
- Have a lawyer review the papers before you pay a large amount.
Be careful with prices that look too good
If the price is far below similar properties in the area, ask why. Unrealistic prices are a common way to attract victims.
Check the photos
Scammers often copy photos from other listings. If photos look like a magazine and the owner will not show you the property, be careful.
Pay safely and keep records
- Prefer bank transfers to cash and pay into the account of the owner named in the documents.
- Get written receipts and keep copies of every document and message.
- Sign a written agreement before handing over money.
If something feels wrong
Stop, take your time and get advice from a lawyer or a trusted person. A genuine owner will not mind you checking everything.
