Rent Agreement in Pakistan: What to Include (Checklist)

A clear, written rent agreement protects both the landlord and the tenant. Whether you are renting out a house, flat, shop or office, use this checklist to make sure nothing important is missing.

Details of both parties

  • Full names, father’s names and CNIC numbers of the landlord and the tenant
  • Current addresses and phone numbers

Details of the property

  • Complete address, portion or floor being rented
  • What is included: fittings, appliances, parking, servant quarter

Rent and payments

  • Monthly rent amount and the due date each month
  • How the rent is paid (bank transfer or cash with a receipt)
  • Security deposit amount and the conditions for returning it
  • Yearly rent increase, if any

Duration and notice

  • Start date and length of the agreement
  • Notice period for both sides if they want to end or renew it

Bills and maintenance

  • Who pays electricity, gas, water and maintenance charges
  • Who is responsible for repairs and up to what amount

Rules of use

  • Residential or commercial use only, as agreed
  • No subletting without the landlord’s written permission
  • Any restrictions, for example on changes to the property

Signatures and witnesses

Both parties should sign every page, and two witnesses with their CNIC details should sign as well. Each side keeps a copy.

Check local requirements

Stamp paper, registration and informing local authorities about a new tenant are required in many cities, and the rules change from time to time. Check the current requirements for your city before you finalise the agreement.
