Listings with good photos get more attention and more calls. You don’t need a professional camera, because a modern phone is enough. Follow these tips.
Prepare the property first
Clean and tidy every room. Remove clutter, personal items and extra furniture. Open curtains and switch on all the lights.
Use daylight
Take photos in the morning or early afternoon when the rooms are bright. Avoid using the flash, because it makes rooms look flat and harsh.
Hold the phone sideways
Landscape photos show more of the room and look better on the listing page. Wipe the camera lens before you start.
Keep the phone steady and level
Stand in a corner to fit more of the room into the frame. Hold the phone at chest height and keep the walls straight, not tilted.
Photograph everything that matters
- The outside of the property and the street view
- Living room, bedrooms, kitchen and bathrooms
- Lawn, terrace, parking and any extra rooms
- Any special feature, like a view, solar panels or a generator
Be honest
Do not hide problems. Honest photos bring serious buyers and tenants, and avoid wasted visits.
